Ambrose has broken ground on Building II at Columbus Logistics Park – West in West Jefferson, a speculative logistics building of about 1,067,000 square feet on the 169-acre, three-building industrial campus roughly 20 miles west of downtown Columbus.

The new building is designed for logistics, industrial or light manufacturing tenants, with a 40-foot clear height, 110 dock doors, an 8-inch unreinforced floor slab and two 4,000-amp power panels. It includes about 2,800 square feet of office space, extensive vehicle and trailer parking, and a minimum divisibility of about 531,000 square feet, and the project is aiming for LEED Silver certification.

Stephen Lindley, senior vice president of investments at Ambrose, said strong population and economic growth continue to support Columbus’ industrial market while available options for large-scale bulk space remain limited. At more than one million square feet, he said, Building II will help fill an important gap for occupiers seeking modern industrial space at scale.

The campus already has a track record: Building I, a 715,000-square-foot facility completed in 2022, is fully let to GXO and FST Logistics. Building II is the next phase of the three-building scheme, extending a park that has become part of the wider Columbus logistics corridor.

Location is central to the pitch. The site sits near Route 40 with direct access to Interstate 70 and connections to local intermodal hubs and to Rickenbacker International Airport, the cargo airport serving markets in Europe, Asia and the Middle East. From the site, distribution operators can reach nearly 46 percent of the U.S. population within a 10-hour drive.

Construction is being managed by ARCO as general contractor, with architectural design by ATA Architects. Bank OZK provided the construction financing, and Colliers International is handling marketing and leasing for the development.

Building II is scheduled to be open for tenant fit-out in the summer of 2027, with final completion expected by autumn 2027. For West Jefferson and Madison County, the groundbreaking adds another very large industrial footprint to a corridor where logistics growth has been steady, with leasing interest now the next thing to watch.
